I went to a super informative seminar today hosted by one of the major provider's of title insurance in the province. There were a few simple things that I wanted to pass along. The first is everyone should have it for every property.
Even if you have been in your home for 20 years or more. It's always possible to add title insurance. The simplest way is through your real estate lawyer. Or directly through one of the companies (there are half a dozen) that underwrite this unique form of insurance. Title insurance is also available for cottage, farm and income properties.
Certainly, as a fraud/forgery protection, title insurance is absolutely worth every penny. And its value is paid for in the closing costs when you purchase a new home or condo just by simplifying the closing process for your lawyer and ultimately for you..
In many instances, title insurance is truly a wonderful benefit to consumers. Whether its tax liens that pop up after closing, minor easements that affect your enjoyment of the property or out and out fraud. When your lawyer says do you want to purchase title insurance, the answer is a resounding yes.
